投资地产的朋友们对于如何通过1031法案来延税并且在身故时可以提高税基从而完全免增值税的方法一定不陌生，但是是否有法子不必等到身故就可以提高税基从而部分甚至完全免税呢？在美国，千载难逢的机会来了，OZ（Opportunity Zone）是2017年12月由特朗普总统主导的新税法，这一政策旨在为投资“机会区域“的基金和个人提供减免税。目前，财政部和国税局已批准了分布在全国的8700多个机会区域，政府将借助机会区域的税收减免政策，用以鼓励其在指定区域进行新的投资。这项新的税收激励计划可以刺激新的投资资本进入全国某些低收入社区和贫困社区，从而促进当地经济发展，增加就业机会，同时为地产投资人提供了一个身前就可以提前免税的绝佳途径。自从机会区域政策审批以来，美国的经济活跃了许多，许多在机会区域内的物业升值了30%,因此，作为投资者应当重点了解到如何通过机会区域的相关政策，获得良好的投资回报。

Robin Pipkin

Robin Pipkin is a corporate and tax attorney. His accounting experience also includes several years of work at Price Waterhouse. As a result of his accounting background, Mr. Pipkin is able to counsel clients who need business and tax advice with a comprehensive perspective.
Mr. Pipkin is good at tax, which includes income tax planning, income tax returns, deferred compensation plans, tax deferred exchanges, workouts with financial for troubled loans, landlord and tenant leasing matters, property tax valuation issues before local government entities, construction of commercial buildings and tax counsel for non-profit entities. Another aspect he is good at business succession planning, it includes purchases and sales of business, shareholder disputes and business succession planning.
